What the Sales Gallery Offers
Kempinski Residences Miami Design District has reached a major milestone with the opening of its official sales gallery at 455 NE 38th Street, giving prospective buyers their first in-person look at the luxury residential project before construction is completed. Located just steps from the future development site at 3801 and 3883 Biscayne Boulevard, the gallery showcases the project's architecture, interior finishes, and hospitality-focused lifestyle while providing buyers with a closer look at what will become Kempinski's first standalone branded residential development in the United States. Sales for the project are exclusively represented by ISG World. Joseph DaGrosa Jr., Founder and Chairman of DaGrosa Capital Development Partners, said the gallery was designed to capture the experience residents can expect once the project is complete.
"The sales gallery has been designed to bring the essence of the residences to life, from the refined interiors to the warmth of five-star Kempinski hospitality that will define every detail of the residents' daily life."
What the Development Includes
The development will consist of two 23-story residential towers featuring 128 luxury condominiums, six private townhomes, and 18 guest suites reserved exclusively for residents and their visitors. Homes will range from two- to four-bedroom layouts, with interior living spaces measuring approximately 2,100 to 3,100 square feet and total living areas reaching approximately 3,700 square feet. Pricing currently starts at $3.7 million. Designed by Arquitectonica, with interiors by Rockwell Group and landscape architecture by Enea, the residences will feature expansive terraces overlooking Biscayne Bay and the Downtown Miami skyline. Construction is expected to be completed during the fourth quarter of 2029.
What Amenities Residents Can Expect
Kempinski Residences will emphasize wellness, hospitality, and lifestyle through an extensive amenity program spanning both towers, connected by an elevated fourth-floor amenity bridge. Indoor wellness amenities include a fitness center, yoga and Pilates studio, cold plunge, infrared saunas, steam rooms, private treatment rooms, heated loungers, and a wellness café. Residents will also have access to an owners lounge, private dining room, business center, wine lounge with cigar humidor, music room, podcast studio, children's playroom, Formula 1 simulator, and golf simulator. Outdoor amenities include multiple pools, spas, landscaped gardens, a private padel court, dog park, playground, splash pad, workout lawn, and electric vehicle charging stations.
What Early Buyer Demand Says About the Project
According to Craig Studnicky, CEO of ISG World, the project has already attracted significant interest from buyers familiar with the Kempinski brand, particularly from international markets.
"We've received tremendous support from buyers who already know and trust the Kempinski brand, along with strong interest from Latin America and the Middle East, including Turkey."
The early response reflects continued demand for branded luxury residences in Miami, where buyers increasingly value hospitality-driven living backed by internationally recognized hotel brands.
