JPI Breaks Ground on Jefferson Grandscape II in North Texas
  • JPI has started construction on Jefferson Grandscape II in The Colony, Texas.
  • The $77.8 million project will add 277 apartment units within the larger Grandscape mixed-use development.
  • QuadReal Property Group is financing construction alongside Nebraska Furniture Mart.

What the Jefferson Grandscape II Project Includes

Construction is officially underway on Jefferson Grandscape II, a new multifamily development planned within the massive Grandscape mixed-use district in The Colony, north of Dallas. JPI is developing the project, which carries an estimated value of approximately $77.8 million. The five-story residential building will include 277 apartment units consisting of studio, one-bedroom, two-bedroom, and three-bedroom layouts designed to serve renters seeking housing near the rapidly growing Grandscape district.

What Residents Will Receive

Plans for Jefferson Grandscape II include a variety of amenity spaces aimed at lifestyle-oriented renters. Residents will have access to a swimming pool, outdoor courtyards with fire pits, and a sky lounge overlooking the surrounding development. The project is located within the larger 433-acre Grandscape mixed-use destination, which has become one of North Texas’s largest retail, entertainment, dining, and residential hubs.

What Companies Are Backing the Development

QuadReal Property Group is financing the construction alongside Nebraska Furniture Mart, which owns the broader Grandscape development. The partnership reflects continued institutional confidence in large-scale mixed-use projects throughout the Dallas-Fort Worth metroplex. The first apartment units are expected to become available for occupancy in early 2028.

What This Means for North Texas Multifamily Development

The Colony and surrounding North Texas suburbs continue attracting major residential development as population growth, corporate relocations, and retail expansion reshape the region. Developers are increasingly focusing on mixed-use environments where residents can live near shopping, entertainment, dining, and office space without relying heavily on long commutes. Projects connected to destination-style developments like Grandscape have become especially attractive as renters prioritize convenience and amenity-rich communities.

What the Project Could Mean for The Colony

Jefferson Grandscape II will add additional residential density to one of North Texas’ fastest-growing mixed-use districts while supporting continued retail and entertainment growth throughout the area. As Dallas-Fort Worth continues ranking among the nation’s top-performing multifamily markets, projects like Jefferson Grandscape II are expected to remain a major part of the region’s long-term housing pipeline.
