Construction is officially underway on Alida Residences, a new mixed-use development in Downtown West Palm Beach that will bring luxury apartments and a branded hotel to one of South Florida's fastest-growing urban markets. Developed through a partnership between LD&D, IGEQ, and investment partner FrontRange Capital, the project will feature 181 multifamily residences alongside a 112-key Marriott Tribute Portfolio hotel. While the residential and hospitality components will share the same site, each will operate as a separate asset. Apartment homes will range from studios to three-bedroom residences, with floor plans spanning approximately 500 square feet to more than 2,000 square feet. Residents will also enjoy unobstructed city and water views, while the 21st-floor pool deck is designed to overlook the Intracoastal Waterway, The Breakers, and the Atlantic Ocean.

What Makes the Development Significant

Alida Residences marks an important milestone for Downtown West Palm Beach, becoming the first high-rise multifamily development to begin construction since The Laurel, which broke ground in 2021 and was completed in 2024. The project has been years in the making. The development team assembled the three-site property in 2019 before navigating a lengthy rezoning process, pandemic-related delays, and a complete redesign. As part of the city's approval process, the property's floor-area ratio (FAR) increased from 2.75 to 6.5 in exchange for adding a hospitality component. The zoning change allowed the project to deliver additional residential density while creating a more balanced mixed-use destination.

What the Location Offers Residents

The development will sit adjacent to the West Palm Beach Brightline station, giving residents and hotel guests convenient rail access throughout South Florida. Downtown West Palm Beach has experienced significant investment in office and hospitality properties over the past several years, but new multifamily construction has remained relatively limited.
