Two prominent buildings in Jersey City's Paulus Hook neighborhood have been sold, marking the largest multifamily transaction in New Jersey in almost five years. The Lenox and Quinn apartment complexes, totaling 408 units, were sold for $221.5 million. These Class A multifamily assets are located in a highly walkable area near the Hudson Bergen Light Rail. The transaction was facilitated by CBRE, who represented the sellers—institutional investors advised by J.P. Morgan Asset Management. The Houston-based company, Hines Interests, is the new owner.

Jersey City’s Growing Appeal
Jersey City is experiencing strong renter demand and population growth, making properties like The Lenox and Quinn attractive investments in a market with limited supply. Jason Alderman, a senior managing director at Hines, noted that the area offers a wealth of amenities and spacious units that appeal to modern renters. The properties are seen as offering distinct advantages over rental options in Manhattan.
Rapid Rent Growth in Paulus Hook
The Paulus Hook submarket has experienced nearly 8% annual rent growth since 2019, surpassing the overall rent growth in Jersey City and even the nearby Hoboken market. Lenox and Quinn are conveniently located near the Grove Street and Exchange Place PATH stations. The Lenox, built in 2017, consists of 255 units and includes a 257-space automated parking garage, while the Quinn, completed in 2018, offers 153 units. Both properties feature luxury finishes and extensive amenities such as rooftop BBQs, a pool, and resident lounges.
Future Developments and Market Trends
According to Stuart MacKenzie from CBRE, Jersey City continues to attract significant interest from both renters and investors. With Manhattan rents reaching record highs, many renters are seeking better value outside the city. The area around The Lenox and Quinn is poised for further growth, as Jersey City's planning board has approved plans for additional residential towers, a school expansion, and retail spaces nearby. These developments are expected to draw even more residents to the neighborhood in the coming years.
