A trio of developers is eyeing the construction of a 44-unit multifamily building in Goulds, underscoring the sustained interest in south Miami-Dade County's residential market. Javier Sanchez, Marianna Parra Villegas, and Adriana Ortega, operating through an affiliate, have submitted plans for the six-story Horseshoe Cay Apartments on a 0.3-acre site. The proposed building, designed by CF Architecture, will feature one-bedroom and two-bedroom apartments, with approximately 10 percent designated as workforce housing.

Property Acquisition and Development Plans

Sanchez, Villegas, and Ortega, operating under Horseshoe Cay LLC, acquired the development site for $1.2 million. The site comprises a vacant lot and a one-story, two-unit apartment building constructed in 1958. The developers have initiated the process by requesting a pre-application meeting with Miami-Dade administrators, a common step to gather feedback before formally submitting an application.

Growing Interest in South Miami-Dade

South Miami-Dade, characterized by more affordable land compared to Miami neighborhoods, has become a focal point for apartment development. Taurus Development, based in Coral Gables, is planning two projects in Goulds. One is a 15-story, 159-unit building, with a focus on workforce housing, while the other is an eight-story, 28-unit apartment building. Additionally, Trinity Housing Partners is proposing a 234-unit age-restricted complex targeting tenants aged 62 and older.

Expanding Residential Projects

The interest in residential development extends beyond Goulds, encompassing neighborhoods like Princeton, Naranja, and Leisure City, as well as municipalities such as Homestead and Florida City. Alta Developers, for instance, has plans for Princeton Commons, a sizable project featuring 308 units in the first phase and 226 units in the second phase, situated at the northwest corner of Southwest 127th Avenue and Southwest 248th Street.
