Construction is underway on Horizon 35, a new industrial business park in Denton that is expected to become a significant addition to the northern Dallas-Fort Worth industrial market. Jackson-Shaw's first phase will deliver 543,550 square feet across three rear-load buildings. The project is designed to accommodate a range of industrial tenants, giving companies flexibility as they expand their operations in one of North Texas' fastest-growing submarkets. The development is planned for a site along the Interstate 35 corridor, an important transportation route connecting Denton with the rest of the DFW Metroplex.
What Phase I Includes
Phase I will consist of three buildings: Building 1 will contain 147,390 square feet, while Building 2 will total 145,920 square feet. The largest structure, Building 3, will provide 250,240 square feet. The buildings will feature 32- to 36-foot clear heights, ESFR fire sprinkler systems, 60-foot speed bays and dock-high loading. Plans also include 18-by-20-foot drive-in doors, automobile parking and trailer parking. The combination of different building sizes allows Horizon 35 to serve tenants with varying space requirements, from smaller industrial users to larger distribution and logistics operations.
What The Full Development Will Include
Horizon 35 is planned to exceed 900,000 square feet when fully built out. A future Phase II could add as much as 400,000 square feet of build-to-suit space, allowing Jackson-Shaw to develop facilities around the specific operational requirements of future tenants. Jackson-Shaw has not announced a timetable for Phase II, but the additional capacity gives the master-planned development room to expand as demand warrants.

Denton has become an increasingly active industrial market as businesses look farther north from the core of Dallas-Fort Worth. The city's location along Interstate 35 provides direct connections to major population centers and transportation networks, while its growing labor pool is helping attract industrial users. Stream Realty Partners Executive Vice President Forrest Cook, who is part of the Horizon 35 leasing team, described Denton as one of North Texas' fastest-growing and most active submarkets. The development comes as industrial construction remains elevated across DFW, one of the country's major logistics and distribution hubs.
What The Design And Leasing Teams Are Bringing
ARCO/Murray is serving as the design-builder for Horizon 35. The company specializes in design-build construction and has completed industrial, manufacturing, distribution and other commercial projects across the country. Stream Realty Partners is handling leasing for the development. The leasing team includes Executive Vice Presidents Forrest Cook and Mac Hall, along with Associate Connor Land. Forrest Cook has been involved in more than 30 million square feet of industrial, flex, land and construction transactions since joining Stream in 2016, according to the company's profile. Mac Hall has completed more than 575 transactions representing more than 16 million square feet of industrial, flex and land transactions.
What Comes Next for Horizon 35
Phase I is expected to be completed in the third quarter of 2027. Jackson-Shaw has not yet provided a schedule for the second phase. As construction gets underway, the project will compete for tenants in a DFW industrial market that continues to attract developers, manufacturers, distributors and logistics companies. For Denton, Horizon 35 adds more than half a million square feet of new industrial capacity in its first phase, with the potential to become a more than 900,000-square-foot business park once the entire master plan is completed.
