Recent findings from the RCN Capital/CJ Patrick Company Investor Sentiment Index™ show a notable 16% increase in real estate investor confidence from the previous quarter. Sixty percent of investors view the current market as an improvement over the previous year, while only 20% perceive it negatively. Investors remain optimistic about future trends, with 61% anticipating further market improvements, the highest positive outlook recorded since the survey's inception.

RCN Investor Sentiment Index Overview

The RCN Capital/CJ Patrick Company Investor Sentiment Index™ tracks real estate investor perspectives nationwide. This quarterly survey focuses on four key questions to gauge investor sentiment: comparison of the current market to the previous year, expectations for the next six months, anticipated home price changes, and planned property investments relative to the past year. According to RCN Capital CEO Jeffrey Tesch, investor optimism persists despite challenges, with fix-and-flip investors being more optimistic than rental property investors, potentially due to fluctuations in rental prices.

Insurance and Extreme Weather Concerns

The Summer 2024 Investor Sentiment Survey highlights investor concerns regarding rising insurance costs and the unavailability of coverage in areas prone to extreme weather. Over 84% of investors report that insurance issues impact their buying and selling decisions, and nearly 68% say these issues have caused them to miss investment opportunities. The problem is especially pronounced in states like California and Florida, where extreme weather events are common, with 100% and 83% of investors, respectively, citing insurance as a key factor in decision-making.

Squatter Issues

Squatters are another concern, with 76% of respondents reporting issues in their markets. Over half (53%) have personally experienced problems with squatters, particularly fix-and-flip investors, 90% of whom report this issue, compared to just under 50% of rental property investors.

Diverging Outlooks Between Investors

There is a notable divergence in outlook between fix-and-flip and rental property investors. Flippers are more optimistic, with 73% seeing the market as better than a year ago, compared to 35% of rental investors. Additionally, 75% of flippers expect continued market improvement, while only 37% of rental property owners share this optimism. Despite these differing views, 75% of flippers and 35% of rental property owners believe a recession is likely, yet both groups expect home prices to rise.

Key Challenges Facing Investors

The survey identifies high financing costs as a major challenge, cited by 74% of investors. Other significant challenges include a lack of inventory (45%) and competition from institutional investors (44%) and consumer homebuyers (26%). Looking ahead, investors anticipate increased competition and slightly shifting market conditions. While financing costs remain a top concern, expectations for inventory issues and rising prices have decreased slightly.

Nuances in Investor Sentiment

Rick Sharga, CEO of CJ Patrick Company, notes that recent trends in flipping activity and improved margins might be boosting flipper optimism. Conversely, stagnant rental rates, an influx of new apartments, and rising acquisition costs may temper rental investor expectations. These nuances highlight the varying challenges and opportunities perceived by different types of investors in the current market.
