What The Greenwich Village Project Will Include
A new five-residence condominium is taking shape at 44 West Eighth Street in Greenwich Village, with T30 Capital developing the boutique project. The building's 50-foot-wide lot is one of its defining characteristics. Margaret Grossman, co-founder and managing partner of T30 Capital, said the width made the site particularly attractive for a new condominium in Greenwich Village.
“It’s 50 feet wide, and it is so rare to be able to build a new building in Greenwich Village with that width.”
The project is expected to be substantially completed by late 2026 or early 2027. The certificate of occupancy and closings are anticipated in late spring or early summer 2027.
What Makes The Design Stand Out
Designer Idan Naor of InWorkshop is taking a highly detailed approach to the building's materials. The exterior will use handmade Petersen brick sourced from Denmark, with each brick bearing the thumbmarks of its maker. The design also incorporates partially hand-pressed and partially extruded terra cotta. Those materials will continue from the façade into the lobby, creating a visual connection between the exterior and interior.
“We really try and filter the materials from the outside into the inside.”
The project's approach also puts leftover materials to use. Remnants of the Danish brick will be crushed and incorporated into the lobby flooring rather than discarded. Naor described the overall effect as a “wonderful visual cacophony,” with the different materials creating a distinctive character throughout the building.
What The Five Residences Will Offer
The condominium will have five residences, with four different floor plans giving each home a distinct layout. Three residences will occupy entire floors and feature four bedrooms. Another upper-floor home will have two bedrooms and treeline views, while the duplex penthouse will span approximately one and a half floors. A large second-floor terrace also influenced the layouts. The bedrooms will face Eighth Street, while the rear portion of the property provides a substantial outdoor space. The front-facing bedrooms are positioned to capture views of Greenwich Village and include a sightline toward the Empire State Building.
What Amenities Residents Will Have
Despite its small number of residences, the building will offer several private amenities. The project will include a private rooftop terrace exclusively for the penthouse owner, a lower-level gym with a sauna, and dedicated storage rooms for each residence. The combination of large floor plans, private outdoor areas, and only five homes gives the project a particularly limited residential offering within Greenwich Village.

The project's pricing puts it firmly in the luxury condominium market. Full-floor residences will start at approximately $9.75 million, while the duplex penthouse could reach roughly $20 million. Rather than maximizing the number of units, T30 Capital is focusing on larger homes with distinctive layouts and high-end materials. The strategy is aimed at buyers seeking privacy, generous proportions, and custom architecture in one of Manhattan's most established residential neighborhoods.
