In a notable transaction, a venture led by Chicago-based investor Igor Gabal has successfully acquired the 12-story West Loop office building located at 300 West Adams Street for $4 million. This deal is particularly striking, representing a remarkable discount of nearly 90 percent from the building's appraised value of $38 million in 2012 when it was last sold. The 240,000-square-foot property traded at less than $17 per square foot.

Currently, the property is approximately 50 percent leased, reflecting the challenges it has faced in recent times. In 2022, the building generated nearly $1.7 million in net operating income, a significant decline from the $3.5 million generated in 2019.

History of Ownership and Deed in Lieu of Foreclosure

In 2012, Pennsylvania-based Alliance HP acquired the property for $51 million, subsequently dividing the building from the land. However, challenges arose, leading to the surrender of the building via a deed in lieu of foreclosure in 2021. Despite the troubled history, Gabal's venture has now assumed ownership under the terms of the 99-year ground lease.
