Reimagining Coconut Grove

Six years ago, Michael Comras, President and CEO of the Comras Company, alongside Federal Realty and Grass River, took on the ambitious project of repositioning CocoWalk and several surrounding buildings in Coconut Grove. At the time, the Grove was seen as past its prime. “I would call people and say, ‘Oh, you got to come see my new project in the Grove,’ and they’d say, ‘I don’t go to the Grove anymore,’” recalls Comras. But today, Coconut Grove is thriving. “Now, it’s probably one of the hottest villages in Miami.”

This success was no accident. Comras understood the Grove’s inherent strengths: its walkability, proximity to South Florida’s most affluent residents, and deep-rooted community. “To me, it was a no-brainer,” he says. “All the families live there, all the schools are there—people want to stay local. They don’t want to drive to Brickell. They want their office three minutes from their house. They want to walk, meet their daily needs, and have everything in one place.”

By curating a mix of boutique office space, dining, and retail—including the successful addition of Narbona Market—Comras and his team crafted an environment that caters to both locals and visitors. “CocoWalk became the ‘living room’ of Coconut Grove,” he explains. “People go there to work, shop, dine, and just be part of the community.”

Miami’s Constant Evolution

Comras sees the same opportunity for transformation in other parts of the city. “Miami is always evolving,” he says. “We were tapped to create the 250,000-square-foot retail and dining experience at Miami Worldcenter, which, until recently, didn’t even exist as a district.”

Miami Worldcenter, now one of the largest urban developments in the country, required a strategic approach to leasing. “When Apple decided they wanted to be there, they said, ‘We need to see these other 240,000 square feet leased first.’ So we worked to build the right mix of tenants, ensuring that we had the right energy and draw.”

Unlike Coconut Grove, which thrives on its village-like feel, Miami Worldcenter caters to a different demographic—tourists, professionals, and a rapidly growing downtown residential base. “We had to bring in things people actually need,” says Comras. “The Container Store, Lucky Strike, the Museum of Ice Cream—these all fill gaps in the market.”

The Lincoln Road Revival

One of Comras’ biggest focuses now is Lincoln Road, Miami Beach’s legendary retail corridor that has seen its share of ups and downs. “Lincoln Road was the last one to come back, but it’s going to come back super strong,” he asserts. With five new restaurants set to open, brands like Alo investing in retail condos, and mainstays like Victoria’s Secret renewing their leases, momentum is building.

A key turning point was the decision to step away from the proposed James Corner plan, which had placed a years-long freeze on new leases. “Tenants were hesitant to sign because they didn’t know what would happen to their outdoor seating,” explains Comras. Now, as new concepts replace outdated ones, the street is reclaiming its reputation as a premier destination.

The Comras Company is behind placing Aldo, Apple, Sephora, Culto Futbol and more on Lincoln Road.

Prime Wellness Retail in South Miami

Recently, Comras Company just secured two major leases at Crest at Pinecrest, a wellness-focused mixed-use tower located at 9600 S. Dixie Hwy. Crest recently delivered 13,000 square feet of retail space on its ground floor, with Alta Developers tapping Comras Company and its expert in fitness and wellness retail, Irma Figueroa, along with Max Gelband, as exclusive leasing agents. Figueroa and Gelband successfully facilitated leases with JETSET Pilates and Las Rocas, further reinforcing the project’s wellness-driven vision.

Las Rocas is launching its first indoor rock climbing facility, securing an 8,126-square-foot space at Crest. The state-of-the-art venue will feature over 3,000 square feet of climbing walls, training boards, a dedicated workout area, retail space, and a lounge. Offering memberships, youth programs, day passes, and event rentals, Las Rocas aims to become a premier destination for climbers of all levels, with ambitious expansion plans across South Florida.

JETSET Pilates took over 2,000 square feet in the building, leaving just one retail space available for lease. The high-intensity, low-impact full-body workouts with a cult following utilize custom reformers for their signature 50-minute workout classes.

Located at the base of the residential development, this wellness destination benefits from on-site parking, wide frontage exposure to South Dixie Highway, and excellent foot traffic from the 296 high-end apartments above, positioning it as a prime retail hub in the heart of Pinecrest.

The Art of Creating Place

For Comras, successful development is about more than just filling spaces—it’s about crafting experiences. “You need to create a place where people want to be, where they want to spend time with family and friends,” he says. “That means thoughtful tenant curation, integrating daily-use businesses with experiential retail, and focusing on aesthetics—like the banyan tree at CocoWalk that became the focal point of the plaza.”

This philosophy extends to his work across Miami. “Each neighborhood has its own personality. Sunset Harbour has a different vibe than Wynwood, which is different from the Design District. Miami is like a city of villages—no different from New York. The key is understanding what drives each one.”

Advice for the Next Generation

For young professionals looking to break into commercial real estate, Comras emphasizes the importance of learning all facets of the business. “Everyone says, ‘I want to be a developer,’ but you have to start somewhere,” he advises. “Become an expert in leasing, management, financing, or construction—then learn how the pieces fit together. Development is a hundred-piece puzzle. If you only understand one piece, it’s tough to put the whole thing together.”

Ultimately, his advice is simple: “Be bold, be smart, and think outside the box.”

As Miami continues to grow and evolve, it’s clear that Comras will remain a driving force in shaping the city’s future, one destination at a time.
