Smaller Footprints, Bigger Impact
The Miami office market experiences a significant change with a focus on smaller leases. Established tenants and newcomers drive this shift, as companies reaffirm their commitment to the city. Instead of large relocations, the market witnesses a surge in expansions, reflecting a strategic move by businesses post-Covid.

Widening Horizons
Tenants seeking space are diversifying beyond traditional business hubs like downtown and Brickell. Deals below 20K SF dominate the scene, accounting for 81% of activity in 2023. Brickell faces negative absorption, while downtown attracts positive trends. The trend is mirrored in areas surrounding Miami International Airport, showcasing a preference for diverse and cost-effective spaces.

Suburban Surge
Suburban office parks secure major leases, marking a departure from the trend of large corporate deals during the pandemic. Doral emerges as a hotspot with the two largest new deals. As tenants explore space outside core districts, suburban areas gain traction. Smaller footprints dominate the tenant pipeline, with companies focusing on establishing compact offices.

Rent Dynamics
While exploring diverse markets, top-quality spaces in Brickell continue to drive rent growth. Class-A rents in Brickell outpace citywide growth, attracting financial services, hedge funds, and private equity firms. Outside Brickell, rent growth is notable in Wynwood and Downtown Miami. Though not expecting significant rent growth, the overall market seems poised to maintain stability.

Beyond Miami
The ripple effect extends to Broward and Palm Beach Counties. Leasing activity in Broward recedes, and rent growth slows after a significant run-up. In Palm Beach County, despite a slight uptick in vacancy, the banking, finance, insurance, and real estate sectors thrive. The region's stable tenant demand suggests continued activity throughout 2024, promising a robust year for Miami's real estate.
