What the Housing Lottery Offers

New Yorkers can now apply for affordable apartments at Building B1, located at 882 Fountain Avenue in Brooklyn's Spring Creek neighborhood. The 14-story residential building features 209 rental units, all designated as affordable housing through New York City's Housing Connect program. Apartments are available to households earning 40%, 60%, and 70% of the Area Median Income (AMI), with monthly rents starting at $830 for studio apartments and reaching $2,745 for three-bedroom homes. The building also offers amenities including a fitness center, laundry room, computer room, playroom, and recreation room.

What the Alafia Master Plan Includes

Building B1 is part of the larger Alafia redevelopment, a 27-acre mixed-use community transforming the former Brooklyn Developmental Center campus into one of New York City's largest affordable housing projects. Once complete, Alafia is expected to deliver approximately 2,600 affordable and supportive housing units, along with 50,000 square feet of commercial and community facility space, thousands of square feet of retail, and more than 20,000 square feet of open space and urban agriculture. The development is located adjacent to Gateway Center and Shirley Chisholm State Park, providing residents with convenient access to shopping, recreation, and green space.

What Phase Two Brings to the Community

Building B1 is part of the project's second phase, which secured $412.4 million in financing in early 2025. Phase Two includes two 14-story residential buildings that will collectively deliver 634 affordable and supportive housing units, along with 22,000 square feet of retail and community facility space, residential parking, and new infrastructure improvements. Among those improvements is Abule Avenue, a new public street connecting Fountain Avenue and Erskine Street, helping improve connectivity throughout the neighborhood. Both buildings are being constructed to Passive House standards and will incorporate energy-efficient geothermal systems, supporting the project's long-term sustainability goals.

What the Development Means for East New York

The Alafia redevelopment represents one of the largest affordable housing initiatives currently underway in New York City. Phase One opened in late 2025 with 576 affordable and supportive apartments, a 15,000-square-foot medical facility operated by One Brooklyn Health, and additional neighborhood retail. As future phases move forward, Alafia will continue transforming East New York by expanding affordable housing options, improving community services, and creating new public spaces through New York State's $1.4 billion Vital Brooklyn Initiative.
