  • Transit-Oriented: Includes a 635-space garage, with 365 spaces allocated for the future Broward Commuter Rail South Station.

  • Affordable Rents: Rates range from $374 to $1,634/month, targeting households earning 22%–80% of the area median income (AMI).

Hollywood’s New Mixed-Use Anchor

University Station, a $100 million mixed-use development by Housing Trust Group (HTG), has officially opened in downtown Hollywood. Strategically located adjacent to the planned Broward Commuter Rail South Station, this project integrates affordable housing, educational facilities, and retail space, aiming to revitalize the area and enhance transit connectivity.

Housing Affordability at the Core

  • 216 Units: Comprising 108 one-bedroom and 108 two-bedroom apartments, ranging from 621 to 899 sq. ft.

  • Income Restrictions: All units are designated for households earning between 22% and 80% of AMI, with rents spanning $374 to $1,634/month.

  • Funding Sources: Financing includes $39.9 million in Low-Income Housing Tax Credit equity, a $17.75 million loan from Bank of America, and additional support from state and county programs.

This initiative addresses the pressing need for affordable housing in South Florida, offering quality living options for low- to moderate-income residents.

Enhancing Transit and Infrastructure

  • Parking Garage: A 635-space facility, with 365 spaces allocated for the upcoming commuter rail station.

  • Transit-Oriented Development: Situated next to the future Broward Commuter Rail South Station, enhancing connectivity to Miami and Fort Lauderdale.

By integrating housing with transit solutions, University Station exemplifies smart urban planning aimed at reducing traffic congestion and promoting sustainable transportation.

Educational and Community Amenities

  • Barry University Campus: A new 12,210 sq. ft. facility for the College of Nursing and Health Services.

  • Retail Space: Over 2,000 sq. ft. allocated for commercial use, fostering local business growth.

  • Resident Amenities: Features include a fitness center, multipurpose room, swimming pool, and pedestrian bridges connecting residential towers.

These amenities not only serve residents but also contribute to the broader community's educational and economic development.

Sustainable and Inclusive Design

  • Green Building Standards: Adheres to the National Green Building Standard, incorporating energy-efficient systems and low-flow fixtures.

  • Public-Private Partnership: A collaboration between HTG and the City of Hollywood, initiated under Florida’s P3 statute 255.065, showcasing effective joint efforts in urban development.

University Station stands as a model for sustainable, inclusive, and collaborative urban development. As South Florida continues to grow, such developments will be crucial in shaping inclusive and connected communities.
