A significant update has occurred at the mixed-use development site situated at 6300 W. 3rd Street in Los Angeles. Named after its intersection, 3rd & Fairfax is a project by Holland Partner Group that has made notable progress in the last six months. The concrete podium now stands prominently, marking a substantial step forward in construction.

Architecture and Features

MVE + Partners has taken the reins in designing this contemporary structure, as depicted in renderings. The building is envisioned as an eight-story edifice, boasting 311 residential units ranging from studios to three-bedroom apartments. Complementing the residential spaces, approximately 84,000 square feet of commercial area is planned. Notably, the design incorporates cutouts and setbacks, harmonizing with the surrounding environment, including a nearby elementary school. The inclusion of courtyards and amenity decks promises outdoor recreational areas for future residents.

Construction Timeline

According to an environmental report released by the City of Los Angeles, the construction timeline for the complex spans approximately 32 months. This indicates a substantial investment in time and resources to realize the envisioned development fully.

Scaled-Back Plans

The project's current iteration represents a scaled-back version of the initial proposal put forward in 2018. Originally, Holland Partner Group had aimed for a more ambitious 19-story high-rise with over 380 residential units. However, the revised plan maintains its significance within the community, offering a blend of residential and commercial spaces.

Expansion Beyond Mid-Wilshire

Beyond the Mid-Wilshire development, Holland Partner Group is actively engaged in other construction projects. This includes a 271-unit apartment complex underway in Downtown Long Beach, alongside plans for a larger 282-unit building in another corner of the city. This diversified portfolio underscores the group's commitment to urban development and growth beyond its current endeavors.
