Residential construction starts at Baldwin Hills Crenshaw Plaza
Developer David Schwartzman, founder and CEO of Harridge Development Group, has begun construction on the first residential component of the redevelopment of Baldwin Hills Crenshaw Plaza. The initial phase includes 92 homes planned along Martin Luther King Jr. Boulevard, Santa Rosalia Drive, and Marlton Avenue. The project also includes demolition of the mall’s former Sears building.
What the housing phase will deliver
The townhomes represent part of a larger approved residential program for the site. Harridge holds entitlements for 290 residential units on this block, with 10 percent reserved for households earning between 60 and 80 percent of the area's median income levels. The broader site allows up to 961 homes under current approvals.
Design team and site transformation
The residential buildings are designed by Danielian Associates, with landscape architecture by Border Landscape Architecture. Renderings show low-rise townhomes and duplexes replacing underutilized mall parcels as part of a phased redevelopment strategy.
What the master plan includes for the mall property
Harridge acquired the 42-acre mall site roughly five years ago and secured approvals for a large-scale mixed-use redevelopment. The entitlements allow for up to 330,000 square feet of retail and restaurant space, more than 140,000 square feet of offices, up to 400 hotel rooms, and hundreds of new housing units. Plans also include a separate 636-unit apartment complex on the northern portion of the property.
