South Los Angeles developer Haroni Investments is bringing innovation to the neighborhood with a five-story building at 5144 S. Crenshaw Boulevard. Comprising 78 one- and two-bedroom apartments, this project integrates seamlessly with approximately 3,400 square feet of ground-floor commercial space. Below ground, the semi-subterranean parking accommodates 64 vehicles. This development is not just about housing; it's a community-centric venture. Thanks to Transit Oriented Communities incentives, eight apartments will be allocated as deed-restricted affordable housing at extremely low-income levels for 55 years. John Kaliski Architects is spearheading the design, envisioning a contemporary podium-type structure with a rooftop terrace and a central courtyard.
On the opposite side of the street at 5300 S. Crenshaw Boulevard, SoLa Impact is contributing to the area's transformation. The wood framing of their five-story building, initiated in late 2022 on the former site of a laundromat, is now visible. The project boasts 82 one-, two-, and three-bedroom apartments above 1,800 square feet of ground-floor retail space. Parking, both at-grade and in one subterranean level, accommodates 41 vehicles. Mirroring its northern neighbor, this project secured Transit Oriented Communities incentives for increased building size. In return, nine apartments are earmarked for extremely low-income affordable housing. BFK Architecture + Planning is at the helm of design, with plans revealing a podium-type structure featuring rooftop decks, a recreation room, and a garden.
The vibrant stretch of Crenshaw Boulevard is witnessing a remarkable transformation. Beyond these residential developments, the $100-million Destination Crenshaw project has brought new investments in public art and open space to the area. Additionally, SoLa Impact is contributing to the housing landscape with a larger 195-unit apartment complex a few blocks north at 4611 S. Crenshaw Boulevard.
