Construction activity is underway at 6055 Center Drive, where Hanover Company is moving forward with a new residential high-rise just west of the 405 Freeway in Los Angeles' Westchester neighborhood. The project will transform a long-vacant development site into a 19-story apartment tower containing 386 residential units and 17 workforce housing units. Located in the Playa District, the development represents one of the area's larger residential projects currently moving into construction.
What the Development Includes
According to building permit filings, the tower will rise 19 stories above a four-level parking podium and include three additional basement parking levels. The project was designed by TCA Architects and is envisioned as a contemporary glass-and-steel high-rise that will add a new residential presence to the neighborhood. The property at 6055 Center Drive was previously marketed as an entitled development site and reportedly sold last year for approximately $10.9 million. While exact square footage details were not disclosed, the project will significantly increase housing density along the corridor adjacent to the 405 Freeway.
What Hanover's Return Means for Los Angeles
The project marks Hanover Company's return to high-rise development in Southern California after more than a decade. Although the Houston-based developer has remained active in the region through several multifamily projects, it has largely focused on mid-rise and podium-style communities in recent years. Hanover is well known throughout the Los Angeles market and previously developed a 26-story residential tower at the intersection of Olympic Boulevard and Figueroa Street in Downtown Los Angeles. The company has also completed a nearby 180-unit apartment development along Sepulveda Boulevard.
What Residential Growth Looks Like in the Playa District
The new tower continues a broader trend of residential development reshaping the Playa District and surrounding Westchester neighborhood. Developers have increasingly targeted the area because of its proximity to major employment centers, transportation infrastructure, and Los Angeles International Airport. Several multifamily and mixed-use projects have recently been completed or are currently under construction nearby, helping transform the district into one of the city's growing residential hubs. With site preparation now underway, 6055 Center Drive is positioned to become one of the most prominent new apartment developments in the area.
