Habitus Capital is set to enhance Miami's Edgewater district with a new 61-key boutique hotel, further solidifying its presence in South Florida's hospitality market. The Miami City Commission recently approved the project, which will carry the contemporary Sonder brand. This initiative aligns with Habitus Capital's strategic expansion in the region, including ventures in Brickell and Miami Springs.​

Project Details:

  • Location: The hotel will be situated at 459 Northeast 25th Street in Edgewater, on a 0.2-acre lot currently occupied by a two-story, three-unit apartment building. ​

  • Design and Amenities: The eight-story structure will feature 61 rooms ranging from 321 to 741 square feet, each equipped with kitchenettes. Amenities include a top-floor swimming pool, fitness center, and barbecue area. ​

  • Parking and Space Variances: The Miami City Commission granted exceptions to zoning codes, allowing for half the required parking spaces (20 on-site and two street parking spaces) and a 10% reduction in mandated open space and façade length.

Habitus Capital's Regional Investments:

  • Brickell: Plans are underway for an eight-story, 40-key hotel at 511 Southwest Second Avenue. ​
