GTIS Partners and Collett Industrial have initiated the first phase of construction on Stateline 85, a significant industrial park in Blacksburg, South Carolina, located within the Greenville market. The development will encompass a 933,120-square-foot, three-building campus. The first two buildings are slated for completion by the summer of next year, with Cushman & Wakefield handling leasing for the entire project.

Project Details and Timeline

The first phase of Stateline 85 includes two buildings: Building 1, measuring 198,720 square feet, and Building 2, which will be approximately 224,640 square feet. Building 1 will feature 32-foot clear heights, 171 parking spaces for vehicles, and 50 trailer stalls. Building 2 will have a 36-foot clear height, 175 parking spots, and 63 trailer stalls. The second phase of the project will consist of a custom-built facility that could span up to 500,000 square feet.

Strategic Location

Stateline 85 is being constructed at 212 Tribal Road, benefiting from proximity to major transportation routes. Interstate 85 is easily accessible, with downtown Blacksburg located just 4 miles away. The site is also 62 miles northeast of downtown Greenville and less than 36 miles from Charlotte Douglas International Airport.

Leasing and Management

Cushman & Wakefield's leasing team, led by Drew Coholan, Matt Treble, and Fermin Deoca, will manage the leasing of the industrial park. Their expertise ensures the project will attract key tenants as construction progresses.

Industrial Growth in Greenville Market

The Greenville-Spartanburg area is experiencing a surge in industrial development. As of June, the market saw 1.3 million square feet of speculative industrial projects delivered, with another 6.9 million square feet under construction, according to a CBRE report. A significant portion of these developments are speculative builds, with only 1 million square feet being built-to-suit.

Notable Projects in the Area

Crescent Communities recently completed the AXIAL Crosspoint development in Greenville. This industrial park features three buildings totaling 558,000 square feet and was constructed on a 72-acre site starting in mid-2022. Additionally, Nissin Foods USA is investing $228 million into a new manufacturing plant in Greenville County, which will cover 640,640 square feet and incorporate sustainable design elements. The plant is expected to be operational by August next year.
