What Grupo T&C Is Planning at the Site

Peruvian developer Grupo T&C has unveiled plans for a new mixed-use high-rise at 237 Southwest 13th Street near Miami's Brickell district. The proposed project, known as 13th Edge, would rise 62 stories and encompass approximately 648,700 square feet. Plans call for 400 residential units, 400 hotel rooms, and 234 parking spaces. The development would replace the existing El Vedado condominium, a 36-unit residential building completed in 1972. The proposal has entered the early stages of the approval process, with developers filing a pre-application with Miami-Dade County before submitting a formal development application.

What the Project Includes

The tower is designed to combine residential and hospitality uses within a single development. Hotel accommodations are planned to range from 400 to 900 square feet, while residential units would span approximately 400 to 860 square feet. Residents and hotel guests would each have access to dedicated amenity spaces. Planned amenities include a swimming pool, bar, and outdoor lounge for hotel guests, along with a resident pool deck and rooftop yoga lawn. The project was designed by Miami-based Kobi Karp Architecture, one of South Florida's most active hospitality and mixed-use design firms.

What Happened to El Vedado

The site is currently occupied by El Vedado, a 31,700-square-foot condominium property containing 36 units. Grupo T&C acquired the property from Blue Palm Capital for $27.6 million last year with redevelopment plans already in mind. If approved, the existing building would be demolished to make way for the new tower. The proposed redevelopment would significantly increase the density and scale of the site, transforming it from a low-rise condominium property into a major mixed-use destination near Brickell.

What This Means for William Ticona's Miami Expansion

The project represents another milestone in Grupo T&C's growing South Florida presence under founder William Ticona. The company has developed more than a dozen condominium projects in Lima, Peru, and has steadily expanded its Miami footprint through a series of acquisitions and development projects. In 2024, Grupo T&C purchased a development site in Edgewater for $15.1 million. The company also recently launched construction on Edge House Miami, a 57-story, 608-unit residential tower designed by Kobi Karp Architecture. Edge House Miami is approved for short-term rentals and is expected to be completed in 2028.

What This Means for Miami's Development Pipeline

The proposed 13th Edge tower adds to a growing pipeline of residential and hospitality projects reshaping neighborhoods surrounding Brickell and Downtown Miami. As international developers continue investing in South Florida, mixed-use towers that combine apartments, hotels, and lifestyle amenities remain a popular strategy for maximizing value on increasingly scarce urban development sites. If approved, 13th Edge would further strengthen the area's position as one of the region's most active development corridors.
