SKS Partners and A&F Properties, renowned developers based in San Francisco and Menlo Park, have recently secured approval to construct a seven-story office-apartment complex in Sunnyvale. The project, which will be located at 1154 and 1170 Sonora Court, next to Lawrence Caltrain Station, will feature 280 apartments and over 220,000 square feet of office space.
Project Details and Approval
The project initially faced a potential halt last spring when the developers disagreed with Sunnyvale's demand for $5.2 million in community benefits. However, after a series of closed-door discussions, the city agreed to reduce its benefits request to $1.2 million. In return, the developers committed to constructing a path to the Caltrain station, thus averting a potential lawsuit.
Residential and Commercial Space
The complex will house two buildings, offering 280 studio, one-, and two-bedroom apartments. Of these, 46 units will be designated as affordable housing. In addition to the residential space, the development will also provide 221,000 square feet of office space. Despite the current record vacancies across the Bay Area, the developers are confident in the project's success.
Design and Location
Designed by the San Francisco-based WRNS Studio, the project will feature a modern aesthetic with broad eaves, inset balconies, and floor-to-ceiling windows on the lower floors. The project's location in Sunnyvale, particularly its proximity to the Lawrence Caltrain Station, is seen as a significant advantage. Alexandra Lee, a project manager at SKS, expressed optimism about the location, stating, "We think it’s a great location for a lot of different companies. We’re confident that we’ll be able to get those tenants and fill those spaces."
Other Developments in the Area
The Lawrence Station area is a hotspot for development projects. Last month, the Planning Commission approved permits for two projects. Prometheus Real Estate Group received approval for an eight-story, 225-unit apartment complex at 1150-1170 Kifer Road, with 20% of its units designated as affordable. Another seven-story, 29-unit apartment complex is planned for Kifer Road and Lawrence Expressway.
With these developments, Sunnyvale continues to attract investors and homeowners alike, promising a vibrant community and thriving economy.
