In Q1 2024, industrial investment in Greater Boston started strong at $230 million in sales, as reported by Avison Young. By Q2 2024, sales skyrocketed to $359 million, marking an impressive increase of over 50% within a single quarter.

Shifts in Industrial Property Subtypes

An analysis of industrial property subtypes reveals notable changes in Greater Boston. Manufacturing facilities now comprise 27.4% of the total industrial sales volume in Q2 2024, showing a significant 14.7% rise from Q1 2024.

Future Prospects and Sectoral Trends

Looking ahead, Avison Young anticipates that flex and manufacturing spaces will continue to dominate the investment sales volume. This projection is fueled by growing demand for clean tech and research & development (R&D) facilities, which are gaining prominence across the Greater Boston region.

Renovation and Reinvestment at International Place

The Chiofaro Company has announced Phase II of its $100 million reinvestment in International Place, a major 1.8 million square foot office complex in Boston. The project, undertaken in collaboration with Gensler, OJB, and Columbia Construction, aims to enhance the "IP Commons," Fort Hill Plaza, and the grand entrance. These renovations will strengthen connections between Downtown, the Waterfront, and the Seaport, creating a vibrant hub for community engagement.

Community Investment in Roxbury

My City at Peace (MyCAP) and The HYM Investment Group (HYM) have partnered with professional athlete Shabazz Napier to invest in P3 Roxbury, a mixed-use development in Roxbury's Nubian Square.
