In West Town, Grand Development Ventures LLC has submitted a zoning application for a mixed-use building at 1701 W Grand Avenue. This four-story structure, standing at 52 feet, has been designed by Hanna Architects, showcasing a striking combination of red brick with dark metal accents and inviting inset balconies. Let's delve into the details.

Retail Space and Apartment Living

On the ground floor, there will be a generous 1,650 square feet of retail space, creating a dynamic streetscape. Above the retail area, nine three-bedroom apartments will grace the building, each adorned with its own private balcony. The apartments vary in size, offering floor plans ranging from 1,900 to 2,000 square feet, ensuring comfortable and spacious living.

A Rooftop Oasis

The development also boasts a rooftop level that will feature private decks for the top-floor units, granting residents a serene outdoor space with picturesque views. Additionally, a common rooftop deck area will be available for all to enjoy. For convenience, the project includes nine parking spaces distributed across two compact garages on the ground level.

Convenient Commute Options

For those who rely on public transportation, the property's location provides easy access to bus services. Route 65 can be found at the nearby intersection of Grand & Paulina, while Route 9 and X9 stops are just a short three-minute walk away at Ashland & Grand. Ashland Station, serving the Pink and Green Lines, is also conveniently situated a mere 11-minute walk to the southeast.

Hurdles on the Horizon

While this development holds much promise, there are hurdles to overcome. To proceed with construction, the developer must secure a zoning change from C2-1 to B2-3. Additional approvals from Alderman Burnett, the Zoning Committee, and the Municipal Council will also be required, as highlighted in a recent Urbanize article. The project's full timeline remains undisclosed as of now. We'll be watching this space closely for further updates.
