Reactivating a Wacker Drive Icon

The redevelopment targets the building’s most visible and heavily used spaces for the first time since it opened. Glenstar is fully reimagining the three-story atrium lobby, riverfront levels, and multiple amenity floors to create a connected, high-energy tenant experience. According to Michael Klein, the goal is to make the building function more like a hotel than a traditional office, with spaces tenants use throughout the day rather than passing through.

Five Levels of Amenity-Driven Office

Amenities are stacked vertically and tied together by a sculptural staircase: River-level golf club with simulators and lounge space Lobby-level riverfront bar and lounge with indoor outdoor patio cantilevered over the river Second floor social spaces, including gaming, library, and listening lounge Third floor wellness club with fitness studios, cold plunges, and infrared saunas 34th floor conference center for 180+ people with skyline and lake views Mojo Coffee will remain on the ground floor with a refreshed design, keeping daily foot traffic active.

Designed for How Offices Lease Today

Glenstar is also delivering more than 52,000 square feet of move-in-ready spec suites, ranging from 5,000 to 23,500 square feet, catering to tenants seeking flexibility and faster occupancy decisions. Spec suites are scheduled for completion this month. Partners by Design is serving as the architect, with J.C. Anderson as the general contractor. Full delivery is targeted for late 2026.

Why Glenstar Thinks This Works

The project is backed by an all-cash ownership structure, allowing Glenstar to move quickly in response to tenant demand without financing constraints. The tower sits directly across the river from Union Station, giving it one of the strongest transit profiles in the West Loop. This strategy mirrors Glenstar’s earlier repositioning of Presidents Plaza near O’Hare, where targeted capital upgrades helped drive leasing momentum.
