Giller & Giller Plans $38M Mixed-Use Complex in Miami Beach

Giller & Giller, an architecture firm based in Miami Beach, has submitted plans to the Miami Beach Planning Board for the redevelopment of three short retail buildings into a mixed-use complex dubbed the Giller Tower. The proposal, set to be reviewed on March 26, outlines a seven-story structure totaling 102,701 square feet at the corner of Alton Road and 41st Street, near the Julia Tuttle Causeway.

Overview of the Giller Tower

The proposed Giller Tower is intended to accommodate retail, parking, and office spaces. The ground floor will be designated for retail, while floors two to four will provide parking facilities. The upper floors will offer 50,000 square feet of office space. Currently, the site hosts low-rise retail buildings leased to various businesses, including UPS, Miami Fresh Fish Market, Bagel Time Cafe, and Grill House.

Giller & Giller's Involvement and Commercial Focus

Although Giller & Giller will occupy a portion of the development—potentially around 2,000 square feet—the project primarily aims to offer commercial office space. Ira Giller, the firm's leader, emphasized the demand for new Class A office spaces in Miami Beach.

Financial Estimates and Timeline

The estimated cost for the development is $38 million, with construction anticipated to commence in early 2025. Property records indicate that the Giller family acquired the half-acre site between 1980 and 1983 for a total of $730,000.

Development Activity in the Area

Giller & Giller's proposal coincides with other development projects in the vicinity of the Julia Tuttle Causeway entrance. Across the road, Mast Capital and Rockpoint are constructing a nine-story luxury multifamily development, supported by a $65 million construction loan secured in 2022. Additionally, Mount Sinai Medical Center initiated the construction of a $250 million cancer research facility on its Miami Beach campus in the previous year.
