  • Gil Dezer and Dezer Development have proposed a three-building mixed-use project in North Miami.
  • The development would deliver 600 residential units, including apartments and townhomes, across a 4.4-acre site.
  • Plans also call for 4,526 square feet of retail space and 944 parking spaces.

What the Development Includes

Dezer Development is seeking approvals for a large mixed-use project at 1890 NE 146th Street in North Miami, transforming an industrial area with new housing and retail space. The proposal consists of three buildings totaling 600 residential units. The largest component is a 14-story tower with 317 apartments, followed by an eight-story building with 269 units. A separate two-story structure would add 14 townhomes to the development. The project would rise on two parcels spanning approximately 4.4 acres.

What Additional Features Are Planned

Along with the residential units, the development would include 4,526 square feet of retail space designed to serve residents and the surrounding neighborhood. Plans also call for 944 parking spaces, with 940 spaces located within structured parking facilities. The proposal includes wider sidewalks, upgraded landscaping, and other streetscape improvements intended to enhance pedestrian access and improve the area's appearance. The project was designed by MSA Architects.

What This Means for North Miami

The proposal reflects the ongoing redevelopment of underutilized industrial properties throughout Miami-Dade County as developers continue searching for sites capable of supporting large-scale residential growth. North Miami has become increasingly attractive for multifamily development due to its central location, growing population, and relative land availability compared to more built-out neighborhoods closer to Downtown Miami. Projects like this continue pushing residential growth into areas that historically served industrial and warehouse uses.

What This Says About Dezer Development's Strategy

Dezer Development is best known for luxury condominium projects, including the under-construction Bentley Residences tower in Sunny Isles Beach. The North Miami proposal represents a broader housing play, targeting a larger residential audience through a combination of apartments, townhomes, and neighborhood retail. The shift highlights how many South Florida developers are diversifying beyond luxury condominiums to capitalize on strong rental housing demand. The project is scheduled for review by the North Miami Planning Commission before moving through additional city approvals.

What the Project Could Mean for the Area

If approved, the development would add significant housing inventory while helping reshape a portion of North Miami's industrial corridor into a more residential and mixed-use environment. The combination of housing, retail, and infrastructure improvements could also encourage additional investment and redevelopment activity in the surrounding area.
