GFO Submits $52.3M Bid to Redevelop Miami's Historic Courthouse

A significant redevelopment project is in motion in downtown Miami as GFO Acquisitions LLC, a subsidiary of GFO Investments, has proposed to purchase the historic Dade County Courthouse. The bid, valued at approximately $52.3 million, surpasses the county’s minimum price by $300,000. Marisa Galbut, CEO and president of GFO, and her father Russell Galbut, the chairman, lead the firm known for high-end real estate projects.

A Vision for Redevelopment

GFO plans to transform the nearly century-old courthouse into a mixed-use, predominantly residential development while preserving its historical significance. The structure, completed in 1928, was once the tallest building south of Baltimore and remains a landmark at 73 W Flagler Street. A GFO spokesperson emphasized the vision of connecting the building’s grandeur with modern urban life.

Transition to the New Courthouse

The old courthouse’s redevelopment is contingent on the opening of the new Miami-Dade County Courthouse, scheduled for January 21. This $262.8 million, 25-story structure has faced numerous delays, including utility relocations and fire alarm programming issues. Construction began in 2019, marking a six-year journey compared to the original courthouse's four-year construction timeline in the late 1920s.

Rising Costs and Modern Technology

The disparity in costs between the two courthouses reflects inflation and the technological demands of modern infrastructure. While the original building cost $47,000 (equivalent to $710,000 today), the new courthouse’s budget has soared due to advanced automation, security systems, and increased material and labor expenses.

The transition to the new courthouse has been fraught with setbacks, including utility conflicts, design revisions, and financial disputes with the developer, Plenary Justice Miami. Despite these challenges, the new courthouse exceeds the old one in height, symbolizing Miami’s continued growth.
