Garden Communities has started construction on a 192-unit luxury residential project located at 111 Spring St. in New Providence, New Jersey. The project is expected to be completed by winter 2025.

Project Overview

The new development, which spans 27 acres, will replace a former wireless telecommunications facility, now relocated to 41 Spring St. The project will comply with local regulations by including 20 percent affordable housing units.

Approval and Location

In 2021, the New Providence planning board approved the development plans, which include 10 carriage-house-style buildings, two apartment-style buildings, and an underground parking facility. The site is conveniently located approximately 2 miles north of Interstate 78, less than a mile from Murray Hill Rail Station and downtown New Providence, 28 miles from New York City, and 17 miles from Newark Liberty International Airport.

Garden Communities’ Expansion

Founded in 1954, Garden Communities operates in nine states, including New Jersey, New York, California, and Arizona. The developer's portfolio boasts over 8,000 luxury units either recently completed or under development.

Recent Projects and Financing

In 2023, Garden Communities launched Walnut Hill, a 177-unit luxury community in Clark, New Jersey. That year, they also secured a $49.5 million refinancing loan from Nationwide, arranged by JLL, with a 10-year fixed-rate term.

In 2022, the company embarked on a 20-acre redevelopment project in Englewood Cliffs, New Jersey, on a site previously occupied by Unilever’s office and R&D facility.
