Exciting new plans have emerged for the commercial development at 1010 W Madison Street in Chicago's vibrant West Loop neighborhood. Situated at the intersection with N Morgan Street, this proposal represents a shift from the site's original vision, transforming a vacant parking lot into a unique urban experience. The project is spearheaded by Fulton Street Companies, who have taken a new direction with a design by Gensler.
The previous proposal: The redevelopment of this site was initially unveiled in 2021, featuring a 10-story residential building named "Momad" after the intersection it calls home. The original concept, which did not include ground-floor retail, was intended to house 25 for-sale condominiums, ranging from one- to four-bedroom layouts. However, given the evolving real estate landscape, particularly in the condo market, the developers have made a strategic pivot.
The current plan: Now, the 17,000-square-foot lot will undergo a transformation into a 40,000-square-foot bathhouse in collaboration with New York-based Bathhouse. Drawing inspiration from the success of similar ventures like Aire, this new outpost will rise two stories, adorned with concrete arches and opaque windows on the exterior.
