Fulton Market's skyline has a new addition as The Dylan, a 30-story mixed-use development located at 160 North Morgan Street, completes construction and welcomes its first residents. Developed through a collaboration between Sterling Bay and Ascentris, this 350-foot high-rise offers a total of 282 rental apartments along with 2,657 square feet of ground-level retail space. With a variety of floor plans ranging from studios to spacious three-bedroom units, The Dylan caters to a diverse range of housing needs.

Unit Features

The apartments at The Dylan are designed to provide residents with a comfortable and modern living experience. Features include floor-to-ceiling windows that offer stunning views, exposed concrete for an industrial-chic aesthetic, energy-efficient LED lighting, Delta fixtures, quartz countertops, and custom closets to maximize storage space. The 28th-floor penthouse units take luxury to the next level with wide-plank flooring, upgraded bathroom features, and chef-worthy kitchens equipped with SubZero, Wolf, and Cove brands.

Affordable Housing

The development includes a commitment to affordability with 28 on-site units designated for affordable housing. The developers have further demonstrated their dedication to the community by contributing $2 million to the Neighborhood Opportunity Fund and an additional $5.26 million to Solar Lofts, a mixed-income housing project located in the South Loop area.

The Dylan boasts a unique architectural design created by bKL Architecture in collaboration with Harken Interiors and Sterling Bay Design Studio. The building features a rectangular massing divided into two staggered volumes, providing a striking appearance. The exterior is characterized by floor-to-ceiling windows, red metallic panels, and dark metal beams. Notably, the southern section of the tower extends beyond the podium, supported by distinctive Y-shaped columns. The artistic touch of the building includes murals by Emmy Star Brown and Kate Lewis, adding an extra layer of creativity to the structure.

Convenient Location

Residents will appreciate the convenience of living at The Dylan. Within a 10-minute walk, they can access Divvy bike stations and bus services for Routes 8 and 20. Additionally, Morgan Station, which serves the Green and Pink Lines, is just a one-minute walk to the north, offering easy transportation options for daily commutes.

Construction and Development

Walsh Construction and BOWA Construction served as co-general contractors for the construction of The Dylan. Notably, this development marks Sterling Bay's first primarily residential project in the Fulton Market district, adding to the district's vibrant and evolving landscape.
