What FRP Development is building in Central Florida
FRP Development Corp., led by Chief Investment Officer Mark G. Levy, has partnered with Strategic Real Estate Partners to begin construction on Camp Lake Commerce Center, a large-scale industrial development in Minneola, Florida, located within the Orlando metro area. The project will be developed in three phases totaling approximately 1.4 million square feet across a 163-acre site, making it one of the first major logistics developments to rise in Minneola. Once completed, the industrial park will support modern distribution operations and include space designed for institutional logistics users seeking access to Central Florida’s rapidly expanding population.
What Phase I will deliver for logistics tenants
The first phase of the development will include two industrial buildings totaling 377,892 square feet. The facilities are being designed with modern warehouse specifications to accommodate regional distribution users. The buildings will feature 32-foot clear heights, dock-high and drive-in loading, and 60-foot speed bays, allowing tenants to operate high-volume logistics operations efficiently. The project will also include build-to-suit office space within the warehouse facilities. Tenants will have access to 296 parking spaces and 85 trailer spaces, while the full buildout of the park will include 996 parking spaces and 193 trailer spaces. Leasing for the development is being handled by CBRE’s David Murphy, Monica Wonus, and Gaby Gissy.
What makes Minneola a growing logistics corridor
Camp Lake Commerce Center sits near Florida’s Turnpike and Highway 27, giving distribution companies direct access to major Florida markets, including Orlando, Tampa, Jacksonville, Ocala, and The Villages. Lake County has become one of the fastest-growing areas in the state, with projections showing roughly 200,000 new residents by 2030. The development is also located near the new $281 million AdventHealth hospital campus, which is expected to drive additional economic activity in the region. Nearby development activity includes Hills City Center, a planned 96-acre mixed-use project that will introduce residential, retail, medical office, and entertainment space to the city.
What the project means for industrial growth in Central Florida
Industrial developers are increasingly targeting emerging submarkets around the Orlando metro where land remains available, and infrastructure improvements are opening new distribution corridors. Projects like Camp Lake Commerce Center allow developers to deliver modern Class A logistics facilities in areas positioned for long-term population growth and statewide distribution access. As Central Florida continues to expand, developments in cities like Minneola are expected to play a larger role in supporting the region’s logistics and supply chain network.
