The project will be developed in three phases totaling approximately 1.4 million square feet across a 163-acre site, making it one of the first major logistics developments to rise in Minneola. Once completed, the industrial park will support modern distribution operations and include space designed for institutional logistics users seeking access to Central Florida’s rapidly expanding population.

What Phase I will deliver for logistics tenants

The first phase of the development will include two industrial buildings totaling 377,892 square feet. The facilities are being designed with modern warehouse specifications to accommodate regional distribution users. The buildings will feature 32-foot clear heights, dock-high and drive-in loading, and 60-foot speed bays, allowing tenants to operate high-volume logistics operations efficiently. The project will also include build-to-suit office space within the warehouse facilities. Tenants will have access to 296 parking spaces and 85 trailer spaces, while the full buildout of the park will include 996 parking spaces and 193 trailer spaces. Leasing for the development is being handled by CBRE’s David Murphy, Monica Wonus, and Gaby Gissy.
