What The Housing Lottery Means For 205 East 110th Street In East Harlem

The affordable housing lottery has officially launched for Forte Living at 205 East 110th Street in East Harlem, Manhattan. The development is an 18-story residential building designed by Studio V Architecture and developed by Fouerti Realty. The building contains 209 apartments in total, with 53 units reserved for affordable housing applicants through the NYC Housing Connect program. These units are available to households earning between 40 percent and 130 percent of the area median income (AMI). Applications for the lottery are open now and must be submitted online or postmarked by April 27, 2026.

What The Affordable Housing Breakdown Means For Eligible Renters

The lottery includes units across multiple affordability tiers tied to New York City’s AMI guidelines. At the 40 percent AMI level, available apartments include one-bedroom and two-bedroom units with rents starting around $1,013 per month. These units target households earning roughly $41,589 to $70,000, depending on household size. The 60 percent AMI tier includes additional one and two-bedroom apartments with rents starting around $1,595 for one bedrooms and $1,875 for two bedrooms, aimed at households earning between approximately $61,543 and $105,000. A smaller number of units are also available at 130 percent AMI, where rents range from roughly $3,526 to $4,449, depending on unit size and income eligibility.

What The Apartment Features Mean For Future Residents

Apartments at Forte Living are designed with modern finishes and in-unit conveniences. Each residence includes washers and dryers, air conditioning, intercom systems, and branded kitchen appliances with upgraded countertops and finishes. Residents will be responsible for electricity costs, which include heat, hot water, and stove usage. These features reflect a growing trend in new affordable developments where units include many of the same interior upgrades found in market-rate buildings.

What The Amenity Package Means For The Building’s Lifestyle Offering

Forte Living offers a broad amenity package designed to compete with newer residential developments across Manhattan. The building includes a fitness center, spa, swimming pool, rooftop terrace, coworking spaces, and a recreation room. Shared amenities also include a community center, barbecue and prep kitchen areas, and outdoor green space. Additional features such as bike storage, package lockers, dog washing stations, and common-area Wi-Fi are intended to support everyday convenience for residents.

What The Application Deadline Means For Prospective Applicants

To qualify for the lottery, applicants must meet both income limits and household size requirements established by the city’s affordable housing program. Applications must be submitted through NYC Housing Connect or mailed by April 27, 2026. After the deadline, eligible applicants will be selected through the city’s lottery process and contacted for further documentation and verification. Affordable housing lotteries like the one at 205 East 110th Street remain one of the primary ways New Yorkers can access newly built income-restricted apartments across the city.
