Focus Submits Site Plan Review for 39-story Mixed-use Building in Brickell

Chicago-based developer Focus has submitted an application for Administrative Site Plan Review for a 39-story mixed-use tower in Brickell. The project, designed by Gensler and L&ND, would be located on the former Starlite Motel property at 128 Southwest 7th Street.

The project in numbers: The tower would have a total of 702,470 square feet of space, including 517 residential units, 8,282 square feet of retail space and 19,757 square feet of indoor and outdoor amenities.

The apartments and amenities: The residential units would range in size from studios to three-bedrooms. The amenities would include a lap pool, cold plunge, outdoor lounging areas, a zen garden, a dog run, a fitness center, a work café, a work lounge, and a spa. There would also be space for 506 cars and 130 bicycles.

Location, location, location: The tower would be located in the Metromover Subzone, which encourages walkability and community engagement. The project is close to the Brickell Metrorail and Metromover stations, and the ground-floor retail establishments would help to activate the neighborhood.

The aesthetics: The project has undergone some design refinements since the initial pre-application submittal. The color palette has been warmed up, and the building now has a more dynamic profile with curved corners and balcony slabs. The material board also shows that the project will use metal and glass window systems, stucco exteriors, and dark balcony guardrails.

The project is still in the early stages of development, and a final decision on whether to approve it has not yet been made.
