Focus, a prominent real estate development and construction firm based in Chicago, and Group Fox, a family-owned property and asset management firm, also from the Windy City, have secured administrative site plan approval for their latest luxury apartment project, Brickell Starlite. This milestone marks the beginning of construction for the highly anticipated 517-unit tower in Miami’s Financial District. The fully zoned project is set to address the surging demand in one of the nation’s most competitive multifamily markets.

Strategic Design and Prime Location
Brickell Starlite is designed to cater to modern renters living in Brickell. According to Tim Anderson, CEO and Founder of Focus, the project boasts world-class design, a premier location, and favorable zoning that aligns with Miami’s growing demand for rental housing. The property’s proximity to the Brickell Metrorail station offers unparalleled connectivity to South Florida’s major transit systems, including Brightline, Tri-Rail, Metrorail, and Metromover. Additionally, the development incorporates a vehicular and pedestrian paseo at its base, seamlessly linking 7th and 8th Streets while improving accessibility to retail spaces and nearby I-95 ramps.

Miami’s Booming Rental Market
In 2024, Miami experienced its most competitive rental market to date, driven by a strong economy, favorable tax policies, and increased national migration. Apartments in the city rented within an average of 33 days, often attracting nearly 20 prospective renters per unit. As major companies continue to relocate to Brickell, the need for high-quality rental housing persists. Brickell Starlite aims to fill this gap, positioning itself as one of the few new luxury multifamily developments in the area since 2021.
Development Team and Market Potential
Focus and Group Fox have engaged Cushman & Wakefield, represented by a team including Chris Lentz and Chris Moyer, to oversee capitalization for the project. The development is expected to become a landmark in Brickell, offering luxury high-rise living in a submarket with limited new inventory. With demand for premium rentals remaining strong, Brickell Starlite is poised to become a standout addition to Miami’s real estate landscape.
