Flournoy Development & McShane Construction Unveil $115M Apartment Project in Nashville's Franklin Suburb

McShane Construction Company has been chosen by Flournoy Development Group to build Ellison Cool Springs, a mixed-use community located in Franklin, Tennessee. This development will feature 332 apartment units alongside 15 ground-floor commercial units.

Unique Mixed-Use Community

Jason Breden, Vice President & Director of Nashville Operations at McShane, expressed enthusiasm for the project, highlighting its unique mixed-use design that offers luxury living with convenient access to local amenities. This addition is expected to significantly benefit the Franklin area.

Development Features

Situated on a 34-acre site, the project includes three four-story wood frame buildings, two two-story precast parking decks, and five stand-alone six-bay garages. Residents will enjoy a range of top-tier amenities such as an outdoor pool, clubroom, fitness center, podcast/recording studio, market, hospitality bar, and focus room. One of the stand-alone garages will also feature a pet spa and car wash.

Residential Units

The apartments will be available in one- to three-bedroom floorplans, each with one to two bathrooms. Select units will be two-story live-work spaces, providing residents with storefront commercial areas on the first floor. All units will boast high-end finishes, including quartz countertops, stainless-steel appliances, tile backsplashes, luxury vinyl-tile flooring, tiled bathrooms, and glass shower doors.

Timeline and Additional Projects

Ellison Cool Springs is scheduled for completion in August 2026, with Dynamik Design serving as the architect. McShane Construction Company is concurrently working on two other projects for Flournoy Development Group: a 397-unit community in Charlotte, North Carolina, and a 262-unit community in Greenville, South Carolina.
