Onyx Housing Group Plans Workforce Housing Complex in Homestead, FL
Onyx Housing Group, a Miami-based real estate developer, has proposed a new workforce housing complex in Homestead, Florida. The project, dubbed Regatta Pointe, is set to replace the existing Sunset Country & Western Wear, an 8,686-square-foot business located in Miami’s Leisure City neighborhood.
Project Details
The proposed Regatta Pointe complex will feature 159 apartments spread across two four-story buildings. The apartments will range in size from 637 square feet to 1,280 square feet, with options for one-bedroom to three-bedroom layouts. Unlike many other apartment complexes in the region, Regatta Pointe will not include a swimming pool. Instead, residents will have access to 174 surface parking spots, a dog wash, a fitness center, and a cyber café.
Developer and Architect
Onyx Housing Group, led by Shadi Shomar, is the developer behind the project. The group currently has the 3.46-acre parcel under contract from two individuals based in Cocoa Beach. Behar Font & Partners, a renowned architectural firm, is handling the design aspects of the project. The conceptual renderings reveal a mid-rise housing development facing Southwest 296th Street and Old Dixie Highway, providing a buffer between Regatta Pointe and the nearby single-family homes.
Legal Representation and Approval
Javier V. Avino is the attorney representing the developer’s application. The proposed Regatta Pointe complex could receive approval for its location at 16300 SW 296th Street, Homestead, FL, 33033, in Miami-Dade County. The community would be conveniently situated north of the Ronald Reagan Turnpike and south of South Dade Park.
Conclusion
With its focus on providing workforce housing, the Regatta Pointe project represents a positive new development in Florida's real estate landscape. It is a clear example of the "Yes In My Backyard" (YIMBY) movement, which supports the creation of new housing in local communities. As the project moves forward, it will be interesting to see its impact on the Homestead area and the wider Miami-Dade County.
