Final Touches for The Horizon Group's 18-Story Residential Building in Kips Bay

Construction on 609 Second Avenue, an 18-story residential building in Kips Bay, Manhattan, is nearing completion. The building, designed by Fischer + Makooi Architects and developed by The Horizon Group, stands 212 feet tall and covers 74,528 square feet. It will house 65 condominium units ranging from studios to three-bedroom layouts. Ariel Tirosh and his team at Douglas Elliman are handling the sales. The property is situated between East 33rd and 34th Streets, just south of Murray Hill.

Exterior and Design Updates

Since the last update in July, significant progress has been made on the exterior. The reinforced concrete superstructure is now enclosed with a grid of floor-to-ceiling windows and waterproofing boards. Nearly all the windows are in place, and the exterior is covered in charcoal-hued brick and earth-toned paneling. The upper levels feature a dynamic design with stepped setbacks and curved balconies, culminating in a flat roof with a mechanical bulkhead. Scaffolding and netting still cover parts of the first three stories but are expected to be removed soon as work wraps up.

Interior Layout and Amenities

The building will have four to five units per floor up to the 14th story. The 15th through 18th stories will feature full-floor penthouses with private terraces. Amenities for residents will include a 24-hour concierge and attended lobby, a lounge, a fitness center with a yoga room, a half basketball court, and a rooftop sundeck with designated cooking and dining areas.

Transportation and Accessibility

The nearest subway station to 609 Second Avenue is the 6 train at 33rd Street, located to the west along Park Avenue South. Additionally, the 4, 5, 7, Shuttle, and Metro-North trains are accessible at Grand Central station to the north.

Project Timeline

609 Second Avenue is expected to be completed by the end of the year.
