What Fifield Is Planning at 110 Phoenetia Ave
Fifield Companies is looking to transform a school property at 110 Phoenetia Ave in Coral Gables into a new residential development called Chrystal Residences. The developer is seeking approval from the city's planning board to redevelop the 1.47-acre site, which is currently occupied by a 9,280-square-foot special needs facility. The company acquired the property for $16 million last year and is now proposing a nine-story building that would rise approximately 93 feet and contain 226,193 square feet of space.
What the Project Includes for Future Residents
The proposed development would deliver 184 rental apartments alongside 16 live-work units designed to combine residential and business space. The live-work residences would be located on the ground floor and feature two-story layouts that help activate the street level. Apartment sizes would range from 656 square feet to 1,299 square feet. The unit mix is designed to appeal to a broad range of renters, with 88 one-bedroom units, 72 two-bedroom units, and 24 three-bedroom units planned throughout the building.
What Amenities Are Planned for the Development
Residents would have access to a rooftop amenity package located on the ninth floor. Plans include a pool deck and additional shared spaces designed to provide recreational and social gathering opportunities while taking advantage of elevated views across Coral Gables. The rooftop configuration helps maximize usable space within the building while creating a dedicated area for resident amenities separate from the residential floors below.
What Happens to the Existing School Facility
A notable aspect of the proposal is that it would continue to accommodate space for the school's operations. Rather than eliminating the educational component, the development would integrate school space into the overall project, allowing the property to maintain a community-serving use alongside the new residential offering.
What Role the Design Team Plays
Corwil Architects designed Chrystal Residences, envisioning a mid-rise mixed-use project that combines rental housing, live-work units, and community-focused amenities on a compact urban site. The proposal remains subject to review by Coral Gables officials before moving into the next phase of the approval process.
