What the FAA Filings Reveal
A new supertall residential tower could soon rise in Downtown Miami as FAA filings move forward for a proposed 695-foot development at 20 NE 8th Street within Miami Worldcenter. The filings were submitted by MWT X LLC, an affiliate of New York-based developer Lalezarian Properties, and appear tied to Phase 2B of the larger Miami World Towers development. Designed by Nichols Architects, the proposed structure is currently under aeronautical review by the Federal Aviation Administration.

What the Tower Could Include
The proposed development appears to align closely with a separate City of Miami permit application filed earlier this year.
Current plans call for:
- A 65-story multifamily tower
- Approximately 705 residential units
- A 13-level parking podium
- Roughly 393,000 square feet of construction
- An estimated project cost of $220 million
The tower would rise on Block E within Miami Worldcenter, bounded by NE 8th Street, North Miami Avenue, and NE 1st Avenue.
