In the Yorkville neighborhood of Manhattan's Upper East Side, Extell's 400K square foot tower at 1522 First Avenue is swiftly taking shape. Designed by Perkins Eastman and developed by Extell Development Company, this 30-story medical office building is on track to offer 400,000 square feet of prime office and retail space. The Hospital for Special Surgery is set to become its anchor tenant, leasing 200,000 square feet across the initial eight floors. Reaching New Heights: Building Emerges from the Ground

When we last checked in on the project in mid-May, foundation work was underway. Since then, construction has made significant strides, with the structure now extending two stories above street level. A towering crane has been put in place to facilitate the upward expansion, while a specialized concrete delivery truck has been observed servicing the inner sections of the building's foundation. The new Hospital for Special Surgery facility will boast offices and treatment rooms for musculoskeletal conditions, complete with state-of-the-art ventilation and filtration systems. The project's scope also includes accommodations for the Department of Health and space for ambulatory care and surgical facilities. The nearby 86th Street station, served by the Q train, offers convenient access to the development.

Anticipated Completion: Fourth Quarter 2024
