Spanning an impressive 16,000 square feet, the four buildings stand tall, ranging between 40 and 50 feet in height. Currently, these structures are home to 41 residential units, some of which have already been vacated. Originally proposed in 2019, the grand design encompasses a sprawling 133,000-square-foot multifamily project. The residential tower is planned to house a total of 155 units, a considerable proportion of which will be designated as affordable housing. To qualify for the tax break, Excel needed to have its foundation elements in place by June 15, 2022, and complete construction by June 2026. Unfortunately, it seems unlikely that Excel will meet these deadlines, casting doubt on the fate of the company's original vision. Despite multiple attempts to seek comment, Excel has remained silent.
A Promising Venture in Hell's Kitchen
In recent years, Excel, a prominent developer hailing from Queens, undertook an exciting project in the heart of Hell's Kitchen. Their efforts involved acquiring various properties in the Kips Bay area between 2015 and 2018, culminating in a significant investment totaling $26.3 million. It is intriguing to note that these transactions do not appear in the official property records, adding an air of secrecy and exclusivity to Excel's endeavors.
Last year, Excel shifted its focus towards an ambitious plan to replace a century-old church building located at 539 West 54th Street, nestled between 10th and 11th Avenues. Advancing their vision for urban development, they unveiled proposals for a remarkable 21-story apartment complex. This proposed masterpiece would span an impressive 104,000 square feet, accommodating 71 luxurious residential units.
