South Los Angeles is set to witness a significant transformation with the introduction of a new affordable housing project. Eleos Ventures, a Los Angeles-based development firm renowned for its focus on affordable housing, has recently submitted a site plan for a new venture, the Broadway Apartments. This development is strategically located at 5001-5021 South Broadway, in the heart of the city’s South Park neighborhood, adjacent to the I-110 Freeway and near Exposition Park.

Project Details: Broadway Apartments

The Broadway Apartments project is set to replace an existing commercial property with a seven-story building, housing 187 affordable apartment units. The building will feature commercial space on the ground floor, contributing to the local economy. The apartments will offer a variety of options, including studio, one-, and two-bedroom units, all of which will be exclusively available to moderate- and low-income households.

Impact on the Affordable Housing Crisis

Eleos Ventures is confident that this project will make a significant impact on the affordable housing crisis in Los Angeles. The firm's principal and co-founder, David Aghaei, has expressed his belief in the model's ability to reduce costs and schedules, thereby accelerating the provision of affordable housing in the city.

Project Timeline and Funding

The project entitlements for Broadway Apartments have already been approved, and the firm anticipates breaking ground in approximately 12 months. Notably, the project is 100% privately funded, demonstrating Eleos Ventures' commitment to addressing the affordable housing issue.

Expedited Approval and Future Plans

The Broadway Apartments project has qualified for expedited approval through Mayor Karen Bass’s Executive Directive 1. This directive mandates the city to complete the review process for 100% affordable housing projects within 60 days of submission. Beyond this project, Eleos Ventures has plans for 20 other affordable housing projects across the city, with four currently under construction in East L.A.
