What El-Ad Properties Is Proposing

El-Ad Properties, the Boca Raton-based arm of New York's Elad Group, is proposing one of the largest residential developments yet for North Bay Village. The plan calls for two waterfront condominium towers, with one rising 46 stories and approximately 518 feet and the second reaching 39 stories and about 465 feet. If constructed as proposed, the taller tower would become the tallest building in North Bay Village. The site currently consists of a combination of vacant parcels and low-rise residential structures along East Drive.

What The 165 Residences Include

The project would deliver 165 condominium residences, with layouts ranging from one to four bedrooms. The smallest residences would measure approximately 1,240 square feet. The amenity program includes a swimming pool, fitness center, spa and clubhouse, along with waterfront dining and outdoor spaces. The project would also introduce more than 10,000 square feet of public park space and a baywalk along the waterfront. For the local residential market, the proposal adds another large-scale luxury condominium project to a municipality that has seen a growing pipeline of high-rise development.

What The Development Adds To The Waterfront

The two towers would include approximately 5,295 square feet of waterfront restaurant space and 427 parking spaces, combining private residential amenities with publicly accessible waterfront improvements. ODP Architecture and Garcia Stromberg are designing the development. The project is being structured around a Special Area Plan because its proposed height and density exceed the site's existing zoning parameters. The proposal is separate from another El-Ad project at 7913-7915 West Drive, where the developer has already received approval to increase a planned condominium building from 22 to 26 stories and 94 units.

What The Zoning Request Means

The new East Drive proposal would require additional municipal approvals before construction could begin. El-Ad is seeking a Special Area Plan to accommodate the proposed density and building heights. The development therefore remains in the planning stage, and the final design, approvals and construction schedule could change. For South Florida investors and landlords, the proposal highlights North Bay Village's continued shift toward larger waterfront residential projects, with developers pursuing higher-density condominium development alongside new public waterfront amenities.
