A transformative development is on the horizon for the Sawtelle neighborhood, as a proposal by Elliot Nayssan of EJKS, LLC seeks to replace a cluster of small residential buildings near the 405 Freeway. The project, planned for 1717 S. Beloit Avenue, aims to bring forth a modern seven-story building that would house a total of 92 one-, two-, and three-bedroom apartments. The redevelopment initiative is driven by a vision to enhance the community's living spaces and make a significant impact on the local housing landscape.

A Fresh Blueprint

Demolition Plans and Parking Solutions The proposed project involves the demolition of five existing homes to pave the way for the new construction. Plans outline a seven-story structure, with ample parking space for 107 vehicles. Notably, the proposal leverages density bonus incentives, allowing for a larger building footprint than conventional zoning regulations would typically permit. As part of a strategic trade-off, 14 of the newly created apartments are earmarked for very low-income affordable housing, addressing crucial social housing needs.

Sam Ghanouni's Design Influence City records reveal that the contemporary low-rise structure's design is in the capable hands of Sam Ghanouni. The seven-story building at 1717 S. Beloit Avenue is poised to complement Nayssan and Ghanouni's collaborative efforts, standing proudly just east of their existing 48-unit apartment complex at 1650 Sawtelle Boulevard. The architectural synergy between these neighboring projects aims to create a cohesive urban landscape that seamlessly integrates modern design with practical living solutions.

A Neighborhood in Flux Situated just south of Santa Monica Boulevard, the proposed development is strategically located in close proximity to the ever-evolving Sawtelle neighborhood. Furthermore, it stands adjacent to another Nayssan and Ghanouni endeavor—a 119-unit development underway at 11261 Santa Monica Boulevard. This proximity highlights the strategic positioning of the new project within a neighborhood undergoing significant transformation, signaling a promising shift in the local urban fabric.
