East End Capital's most extensive studio development in the Los Angeles area is making significant strides. On November 9, the project at 5426 San Fernando Road, situated just south of the SR-134 Freeway, will be presented to the Glendale Design Review Board for consideration.

Creating a 406K SF Studio Complex

This ambitious project envisions the creation of a massive 406,000 square feet of new construction on a spacious 10-acre site. It will encompass ten state-of-the-art soundstages, approximately 165,000 square feet allocated for production offices and various support spaces, and a sizeable 533-car parking garage. To make room for these facilities, the project intends to replace more than 120,000 square feet of existing structures, including warehouses, surface parking, and loading areas. The project's design, crafted by Gensler and unveiled in an environmental study earlier this year, places emphasis on situating offices in a new six-story structure along San Fernando Road, with modern terrace decks on the upper levels to offer open space for occupants.

The Roadmap to Completion

According to the environmental study, the envisioned buildout for the San Fernando studio campus is anticipated to span 18 months, with completion targeted for the second quarter of 2025. This timeline hinges on a groundbreaking event slated for the fourth quarter of 2023. It's worth noting that while the San Fernando campus is a substantial addition to Los Angeles County's production landscape, it's not the largest in East End's portfolio. The New York-based firm is also eyeing an even more substantial development in the Arts District, featuring 16 soundstages and nearly 300,000 square feet of office space at Alameda and 6th Streets.

Diverse East End Projects

East End Capital's commitment to expanding the region's studio facilities doesn't stop here. They are currently constructing a more modest 72,000-square-foot studio complex at 1239 S. Glendale Avenue. Additionally, they have plans for a 236,000-square-foot development in the vicinity of the Sixth Street Viaduct in Boyle Heights, showcasing the company's diverse range of ventures.
