Durst Organization Reveals Renovation Plans for Midtown Office Tower
  • The Durst Organization unveiled new renderings for renovations at 114 West 47th Street in Midtown Manhattan.
  • The upgrades include a redesigned lobby, tenant lounge, conferencing center, and modernized building systems.
  • The project is part of the ongoing push to reposition older Manhattan office buildings to compete for premium tenants.

What the Midtown Office Renovation Includes

The Durst Organization revealed updated renderings for a major renovation at 114 West 47th Street, a 26-story office tower located in the heart of Midtown Manhattan between Sixth and Seventh Avenues. Designed by HOK, the renovation focuses heavily on modernizing the building’s lobby and amenity offerings as landlords across Manhattan continue investing in upgrades to attract and retain office tenants.

Plans include a completely redesigned entrance featuring a new canopy, gray granite flooring, and concave white oak-paneled walls aimed at giving the property a more contemporary and hospitality-focused feel. The renovation will also add a tenant lounge and conferencing center, amenities increasingly viewed as essential in New York’s highly competitive office leasing market.

What the Building Offers Tenants

Originally completed in 1989 and designed by Fox and Fowle, the property contains roughly 600,000 square feet of Class A office space. Floor plates range from approximately 18,000 to 32,000 square feet, with ceiling heights between 12 and 14 feet. The building also includes seven private outdoor terraces, upgraded elevators, new chillers, and additional building system improvements as part of the modernization effort.

114 West 47th Street is already LEED Gold certified, reflecting the continued importance of sustainability and energy efficiency in the office sector. The property sits within walking distance of several major subway lines, including the B, D, F, M, N, R, and W trains, giving tenants direct access to key parts of Manhattan.

What the Renovation Signals for Manhattan Office Real Estate

The project reflects a broader trend unfolding across Manhattan where landlords are reinvesting heavily into existing office towers to remain competitive in a market increasingly divided between top-tier and outdated buildings. Modern amenities, upgraded lobbies, outdoor space, and hospitality-style features have become critical for office owners trying to attract tenants amid slower leasing activity and evolving workplace preferences.

Rather than pursuing full ground-up office construction, many owners are repositioning older Class A properties through targeted capital improvements designed to appeal to finance, legal, media, and technology tenants still prioritize premium Midtown locations. For the Durst Organization, the renovation reinforces the company’s long-term commitment to upgrading its Manhattan office portfolio as competition intensifies among landlords for high-credit tenants.
