Domus Development, a real estate developer based in Irvine, has proposed a plan to replace a church in South Los Angeles with a 42-unit affordable housing complex. The project, named Domus Manchester, is set to be located at 823 West Manchester Avenue, just a block away from the ongoing Vermont Manchester redevelopment project.
A New Chapter for a Historic Site
The project involves the demolition of the Life Enrichment Ministries church and its parking lot, which currently occupies a third-acre lot on Manchester Avenue. The church, which dates back to the 1950s and is led by Bishop Carl Mcknight, has not yet announced its future location. The proposed development will utilize the city's Executive Directive 1 to expedite its progress.
Design and Amenities
Domus Manchester is set to be a four-story complex, designed by Culver City-based KFA Architecture. The design features a modern aesthetic with a gray and white color scheme, accented by powder blue trim. The complex will offer one- and two-bedroom apartments, each with miniature awnings. Despite the compact urban location, the development plans include a courtyard, a recreation room, a rooftop deck, and five on-site parking spaces, even though zoning does not require parking.
Part of a Larger Trend
The Domus Manchester project is part of a larger trend of affordable housing development in the area. It is located just a block east of Manchester and Vermont Avenue, where a 180-unit affordable housing project is currently under construction as part of the Vermont Manchester redevelopment. Domus Development, an affiliate of Newport Partners, has recently completed similar projects in Panorama City and Echo Park and has broken ground on another project in the unincorporated community of Florence-Firestone.
