Cotino will offer single-family residences, catering to homeowners of all ages, with specific areas designated for those over 55.

Progress and Pricing
Although residents are not expected to move in until early 2025, home sales have already started, and the project is progressing rapidly with the first 300 homes under development. The pricing for these luxury homes ranges from over $1 million to more than $2 million, reflecting the premium nature of the development. Rancho Mirage already has higher-than-average home prices, with a median sale price of $920,500 in July, according to Redfin, compared to the national median of $438,706.
Community Features and Vision
Cotino is designed to be an expansive community with 1,932 planned homes spread across more than 600 acres. Central to the development is a 24-acre lagoon, complete with a sandy beach, water sports, and a promenade, creating a unique oasis in a region that receives only 5 inches of rain annually. The community's design is centered around a blue lagoon, surrounded by greenery, and aims to incorporate Disney's storytelling and creativity into everyday life.
Amenities and Experiences
Disney plans to offer a variety of curated experiences for Cotino residents through a club membership, including wellness programs, entertainment, cooking classes, and philanthropic activities. The community will also feature a beachfront hotel and a mixed-use district with shopping, dining, and entertainment options. Nonresidents can access Cotino's beach and water center by purchasing a day pass, and the town center will host a street market showcasing Disney-themed arts and crafts by local artists.
