Diplomat Landing's Second 42-story Tower Approved in Hollywood, FL

Developers Related Group and BH Group have been granted approval for the construction of a 42-story tower at Diplomat Landing, a mixed-use development aimed at revitalizing the Hollywood area.

Collaborative Design Effort

The tower, located at 3451 to 3690 South Ocean Drive, is designed by Cohen Freedman Encinosa & Associates, with landscape architecture by Witkin Hults + Partners and civil engineering by Kimley-Horn.

Project Details

The new addition to the Diplomat Beach Resort will comprise 500 hotel rooms, potentially marketed as branded condo/hotel units, along with 4,000 square feet of restaurant space and 366 parking spaces. This development is expected to significantly contribute to the growth of South Florida.

Background and Acquisition

The initiative follows the acquisition of the Diplomat Resort by Trinity Investments and Credit Suisse Asset Management for $835 million in February 2023. The subsequent sale of two development sites to Related Group and BH Group paved the way for these projects.

Ownership and Joint Venture

Related Group and BH Group jointly own the development sites under Diplomat Landings Phase I Owner, LLC, and Diplomat Landings Phase 2 Owner, LLC.

Nick Perez, president of the Related Group’s condo division, expressed enthusiasm about the project, highlighting its potential to transform both Hollywood and Broward County.

Comprehensive Amenities and Luxurious Living

The first site, acquired for $30 million, will feature a 37-story condominium with 350 units. The Diplomat Landing Hotel site, acquired for $21.5 million, will offer luxurious amenities such as a pool with beach entry, cabanas, a health club, a spa, and a club room.

Each hotel room will be equipped with a kitchen, catering to a wide range of guest preferences and needs, with sizes ranging from 370 to 1,275 square feet.
