  • Management Fee Model: The Village pays a $50,000 license fee plus 10% of monthly gross revenue to Diadem; the village retains the remaining net income and covers full construction costs.​

  • Lease Model: Diadem leases the property for $200,000 annually and contributes $500,000 toward construction.​
